Process for Tenants

Once you have seen a property, call us at The Letting Factory to make an appointment to view the property. One of our agents will meet you at the property and show you around.

Once viewed, should you wish to proceed, let us know as soon as possible. Properties are renting in the area very quickly!

The Letting Factory will provide you with an application form to complete (also on our website here under application forms for you to print off), and return with a holding deposit of £250.00.

At this point, you will also need to provide us with a copy of your passport or birth certificate as proof of residency and a copy of your driving licence for identification purposes.

Referencing can take between 2 days up to a week depending on your referees.
Please ensure you put the most direct contact details on your application form to ensure a swift response and quick return.

Once your references are back, a date to move in will be agreed
A draft copy of the Tenancy Agreement will be emailed to you, plus a copy of the governments How to Rent Guide, and any Relevant Certificates relating to your new home.
This needs to be signed for and returned.

On the day, we will meet you at The Letting Factory office to sign the tenancy agreement, give you a copy of the Inventory of Contents and Condition (must be returned within 7 days to the office signed), and answer any questions you may have.

Finally, we will give you the keys to Your New Home!!!

The Letting Factory will notify utility companies of you opening meter readings, and the local council for Council Tax purposes.

Your first bills should arrive with you within 12-20 days depending on the company. You will need to set up a payment plan once this has been received with the relevant companies for future payments.
