Tenancy Agreement

Here at The Letting Factory we will prepare a comprehensive tenancy agreement. Our tenancy agreements are designed to protect your rights to possession of your property. It will control your tenant’s activities, to ensure that you have redress if your property is not looked after and comply with mortgage lender requirements.

Most tenancy agreements are initially for a fixed period of 6 months or a year on an Assured Shorthold tenancy.

Inventory of Contents and Schedule of Condition

We highly recommend you have an inventory carried out on your home before the start of the tenancy. For both managed and tenant find properties, we will arrange this on your behalf as a matter of course, unless you tell us otherwise.

A well prepared and accurate inventory is needed to record the condition and furnishings of the property before the tenant moves in, therefore, protecting both the Landlords and Tenants interests.

The Inventory is then used at the end of the tenancy, where the property is re-inspected against the inventory and a check out report drawn up.

The Inventory and Check out reports are paid for by the Landlord, and vary in price depending on the size of the property, the condition of the home, and whether the house is unfurnished or furnished.

Tenant Packs

The Landlord would be advised to prepare a Tenant pack to include copies of any instructions for the use white goods, showers, cookers, heating controls, boilers and any warranties or guarantees. Please note: These should be COPIES of the originals!

An information sheet should be included in the pack to include where to find stop valves, and any other useful information you feel should be brought to the Tenants attention. This will help to ensure any issues are dealt with quickly and competently.

Moving in Day

The Letting Factory will meet with the Tenants either at the office, or at the property, to sign the Tenancy Agreement, take the rent and deposit, and hand over the keys ensuring they are given all relevant information which is signed for by the tenant.

The Tenant is also given two copies of the inventory, which they have seven days to check, sign, and return back to us.
