A well-presented home attracts a wider variety of suitable tenants, and allows for a greater ability to achieve top rental values.

Presenting your property in good condition shows the Tenants you care about the way it is looked after, and hopefully encourage them to keep it to a similar standard.

Ensure any maintenance issues are fixed before marketing. Keep the property neutral in colour, and professionally cleaned, providing us with a receipt of works carried out.

Gardens should be neat and tidy, lawns mowed, and borders cut back and weeded. The upkeep of the garden becomes the responsibility of the tenant. In the case of larger gardens, we advise it might be worth employing a gardener, with the cost added to the rent.

Furnished or Unfurnished?

We advise you to rent your home unfurnished because demand for furnished properties low, your furnishings may not be to the potential client’s taste, if the furnishings break in some instances you will be liable to fix or replace and a high percentage of renters have their own furnishings

What Should I Provide in an Unfurnished Property?

Curtains or pole/track, flooring (carpets, lino, or wooden floors), light pendants (shades where possible), and cooker/oven/hob.

Where kitchen appliances/white goods are provided, they need to be in good working order, safe for use and PAT tested, with instructions provided.

We do not advise you buy new before a tenant is found, as they may have their own.

Will You Accept Pets?

We are finding that more and more families now own a pet.  The choice to have pets is a choice made entirely by each individual Landlord.

Firstly, check to ensure there are no restrictions on the property for having pets.

Secondly, the Tenant Fee Ban means we cannot ask for properties to be professionally cleaned at the end of a tenancy. If you consent to having a pet, we will advertise the property at an increased rent, to hopefully cover any issues at the end of the tenancy.
